SCARILY LOW SALES THIS SPOOKY SEASON
October picked up slightly with six new project launches, after only one launch in both August and September. The mix included two townhomes in Greater Vancouver and four wood frame condos, mostly in the Fraser Valley. Despite the uptick, activity remains well below the five-year October average of 14 launches and nearly 2,000 units. Absorption was also soft at about 55 sales, or roughly nine percent, far below the historical average of more than 550 October sales.
LOWER RATES, BUT STILL HIGH STAKES
The Bank of Canada cut rates again in October, lowering the overnight rate to 2.25 percent. While the move was expected, strong September jobs data and slightly higher inflation created some uncertainty. Core inflation remains elevated, and broader global pressures limit the impact of domestic rate cuts. With risks of cutting too aggressively—seen during the pandemic—the Bank is expected to proceed cautiously. Lower rates help housing, but won’t resolve global trade and economic challenges.
FOGGY FORECAST, BUYERS ARE IN THE DRIVER’S SEAT
Around four launches are expected in November, mainly in Vancouver West with one in Squamish. Many developers are extending preview periods to gauge demand before opening sales. Resale activity increased month-over-month in both Greater Vancouver and the Fraser Valley but remains below last year. Listings are high, keeping the market tilted toward buyers. Although lower rates and ample inventory provide opportunity, affordability and cautious sentiment continue to shape a gradual, uneven recovery.
