Innovative technology has allowed developers to create homes that are up-to-date and on trend with today's homebuyers wants and needs. Many newer multi-residential buildings boast cutting edge features helping make people’s lives safer and more convenient. Below are two examples of the latest smart tech found in pre-construction offerings. 

Snaile Parcel Delivery Management  

Canadian owned and operated Snaile specializes in smart parcel locker solutions, which can be found in condominiums, retail outlets, businesses, and school campuses across the country. The digital and automated products provide a response to the recent massive shift towards online shopping: year-over-year e-commerce revenue rose by more than 110% between May of 2019 and 2020, according to Statistics Canada

Approved by all major logistics companies in Canada like FedEx and Purolator, carriers simply enter in the appropriate suite number and compartment size on the touchscreen terminal and deposit the parcel. Immediately afterwards, the recipient receives an email and/or SMS containing a one-time PIN used to retrieve the item. Contactless pick-up is also available by scanning a QR code. This eliminates the need to task concierge staff with accepting shipments and keeps common areas free of packages that potentially block fire exits and welcome theft. 

Due to the modular nature of the lockers, they can be customized to suit the layout and demographic of any building. Snaile consults property management representatives to determine the best type of compartments to include. For instance, an apartment housing primarily younger residents may choose refrigerated units to accommodate perishable food deliveries. 

1VALET Building Operating System 

While those living in single family dwellings have been able to enjoy mobile keyless entry for quite a while now, the technology is still relatively new to the pre-sale world. However, modern developments are catching up and incorporating the service allowing owners to use a smartphone as a virtual key to enter the lobby, or even upload biometric information to enable entry via facial recognition and not worry about potentially getting locked out one day. 

Once set up, the proprietary 1VALET app can also accept video calls from the exterior directory console and grant visitors access to the lobby and specific floor. The software is designed to be flexible making integration possible with in-suite electronics as well like thermostats, lights, and shades. And contacting the property managers is as easy as sending a note through the built-in messaging platform.  

And the days of escorting guests to the amenity room or lending out a personal key fob for public bathroom breaks during a get together may be a thing of the past. If enabled, residents can generate a code for a specific common area door so people can come and go as they please without taking the host away from his or her duties.
