The often over-looked benefits of condo living

February 25, 2014

As Metro Vancouver continues to grow, multi-family living is becoming a viable (and attractive) option for more and more people — at all stages of life. In Vancouver alone, 95 new multi-family developments are currently selling with over 2,800 homes available. In fact, from West Vancouver to Langley, a total of 366 new developments are currently selling 9,900 new homes!

Living in a new multi-family community has many obvious benefits. New communities are often located close to easy-to-access transit hubs, major shopping centres, local community amenities and other recreation. But there are other amazing benefits to condo living — some which you might not have thought about!

Condo living offers even more than you think:

Greater Sense of Community Simply put, a community is a place where people live. Getting to know your neighbours at local parks, restaurants, or even in the elevator is a wonderful way to build relationships with new friends. Some new developments include a grocery or drugstore, a childcare centre or other important community amenities that bring people together.

What’s Up Above? Views are clearly a benefit to elevated living! We particularly love some of the new projects in North Vancouver such as 15 West and The Prescott, which have incredible views of Burrard Inlet, Stanley Park and the North Shore Mountains.

What’s Down Below? Most of the new multi-family developments provide underground parking keeping your vehicle safe, warm, and protected from the elements. Ask if your new building will include other bonus underground features such as a car wash station, an electric car charging station and bike storage.

Maintenance Free Living “Downsizers” have told us they particularly like the idea of leaving the lawn mower behind and enjoying the freedom to ‘lock and leave’ for a long holiday without worry.

Resident Manager/Concierge Service Having a dedicated building manager or concierge increases security and adds peace of mind and convenience! Some new developments include virtual concierge services such as Polygon’s Moda near Metrotown.

Green Building Your home should feel healthy! Many new developments are actively seeking ways to achieve “LEED” status (Leadership in Energy and Environmental Design) or other certifications that ensure a building is designed, constructed, and then continues to operate as a high-performing, healthy green building for many years to come. A new project in Richmond called Cadence by Cressey features sophisticated water and air filtration systems to promote a healthy living environment.

In our opinion, multi-family living has become more dynamic as many forward-thinking developers become increasingly innovative in their building design. Chat with friends who already live in new multi-family communities to find out what they love most, and then talk to your Realtor to help you evaluate what aspects of multi-family living are most important to you.
