Patio? Beach? Camping? Or simply slowing down a little?
People definitely are taking full advantage of the hot sunny weather and their routines and patterns are changing. Historically, real estate sales decline during the summer holiday period (mainly July and August).
For almost 20 years I have seen a measurable decline in sales activity during this period with the exception of just a few years when the market conditions were abnormally “hot” or the real estate cycle was correcting upward. But in part, this is a self-filling phenomena as developers, marketers and realtors pull back their selling efforts and wait for September.
So to the real estate buyer out there… summer could be the best time to consider buying a new home! More supply and less buyer competition means better selection and perhaps better negotiation power. MAC has always tried to take advantage of these traditionally slower periods and have always seen some good results.
To developers and realtors…don’t be afraid of the summer! It is a time to stand apart from the competition and attract new potential buyers. But one needs to be creative…this may be a better time to focus on existing relationships rather than spending resources on attracting new.
