Between Purchase and Completion

May 26, 2017

The interval between purchasing your pre-sale home and the completion of the sale, is the perfect time to start planning.

After a successful pre-sale home purchase, enjoy the time in between until you get the keys to your new home. Now that the contract has been executed and all contract requirements have been finalized, you can begin planning your space. This is a great time to start thinking about decorating your new living space, including dining ware, furniture, artwork and any custom millwork you may desire for your new home.

Visit the presentation centre

Visit the presentation centre again to gain design ideas from the display. The marketing brochure will include the floor plan for your new home, and may offer approximate dimensions to your new home. Hence the best time to buy furniture is when your home is fully completed and you have the exact and final measurements.

Review the Disclosure Statement

There are key milestones you should be prepared for, which will help ensure a smooth transition to your exciting move-in date. Take the opportunity to review the Disclosure Statement again, and note important dates in your calendar such as the estimated range of Completion Dates and the notice period from the developer. This will allow you to prepare and understand the steps along the way including deposits, and share the timelines with all parties involved in this transaction with you – mortgage broker, lawyer, realtor and home appraisers.

Get to know the customer service team

Each development will have a dedicated customer service team that will also send you notifications in advance about upcoming activities such as construction updates, building completion, orientation appointments and move-in details. If you have questions, reach out to them, they are always there to help and guide you through this exciting process.

As time gets closer to completion of the project, an email will be delivered to you requesting contact details for your notary public or lawyer. This allows the developer’s legal representation and customer care team to connect with your legal firm to complete the home sale which includes the land title transfer. In addition, a customer care member will contact you to book an appointment for orientation where you will get a first glimpse of your beautiful new home. Remember to take photos during your session.

Time will pass by sooner than you think, and enjoy planning for your new living space and everything in between. Once completion and orientation notices arrive you will be prepared and organized for your exciting move-in day, home sweet home!
